Do you only build in Brisbane?

We primarily operate within the local Brisbane area, and it is our preferred location for building projects. While we have undertaken past builds on the Gold Coast, our focus and expertise are centred around Brisbane, ensuring optimal efficiency and coordination for our team. If you have a specific location or project in mind, feel free to contact us, and we can discuss the details further.

Can you help me with design if I am outside of Brisbane?

We certainly can, we offer ‘design only’ services Australia wide.  This type of service is beneficial for clients who specifically need design expertise without the need for full construction or remodelling services. I’m not sure of my vision and the builders I have talked to definitely don’t understand how I want my home to look.  Can you help?

How much do I need to be involved in the design and building process?

Every client's level of involvement in the project varies, but we always aim to include you, especially from a design perspective, as it's crucial to interpret your vision accurately. Once we have perfected the layout, obtained approval for the working drawings, and finalised all the aesthetic details in our design renders, you can choose to step back if you prefer. While we love keeping you updated throughout the build and may run a few site progress questions by you, the rest is in our capable hands. You can sit back, relax, and let us manage the remainder, providing you with peace of mind.

What is the process for a raise and build under renovation?

We frequently receive enquiries about the cost of raising and building under a home, similar to our Brae Street Homestead Project. Providing a specific dollar value is challenging as each property is unique, and building costs have increased since the completion of that project. The process for a raise and build under project involves assessing the feasibility of elevating and building on your existing structure, engaging a structural engineer to ensure the existing structure can support proposed changes, and submitting a Development Application (DA) to the council with detailed plans and documentation. The good news is that we take care of all these aspects on your behalf.

Do you offer interior design services to help people needing small upgrades to finishes such as doors, tile and flooring changes etc?

We sure do! This service can be particularly beneficial for clients who may have concerns about how certain elements will fit or look in their space. I have a bathroom renovation.  Do I still need to book in for a consultation with Rachael?

Commencing the process without an in-person consultation is certainly possible. Design Services

Can I choose my own finishes?

We always welcome any specific finishes you have in mind for your renovation. Your preferred choices are always considered throughout the design process. As we progress, we typically provide a couple of alternatives, enabling you to make informed decisions that align perfectly with your vision and work seamlessly within your space.

How long does a typical medium-large sized renovation take?

Given the unique nature of each project, providing an exact timeline is challenging. However, for the pre-construction phase, which includes Concept Plans, QBE, Interior Design, Professional Consultants, and Working Drawings, we typically allocate around 25 weeks for the entire process. As for the construction phase, we advise allowing approximately 9-15 months, depending on the project's size. It's important to note that build times are subject to our building calendar, so we recommend checking in with us for the most accurate and up-to-date information.

How much do you charge to build P/SQM?

We frequently encounter this question, but its broad nature is evident as each of our projects is unique. Generally, it can be stated that a renovation project tends to have a higher cost per square metre compared to a new build. This is attributed to the potential unforeseen challenges encountered during renovations, particularly in older properties, such as discovering asbestos, termite issues, or realising inadequate insulation in walls. I am a Brisbane based builder myself, are you able to help with plans and interior design?

Certainly, we can assist you with a slightly different process. You would be responsible for preparing your own quote and managing professional consultants such as an engineer, certifier, town planner, etc. Where we can truly make a difference is by collaborating with our design team to create the perfect floor plan through your concept plans and working drawings. We'll incorporate our signature FPP interior and exterior design to elevate your home to our much-loved design aesthetic. Together, we can achieve a stunning result that aligns with our vision and meets your expectations.

Whilst Rachael is with you during the consultation, she will provide a brief overview of the next steps. How involved can I be in the design process?

We always encourage client involvement in our design process, and are always inclusive of your style choices, ensuring the space has both functionality and beauty.  We are also comfortable for you to sit back and let our team take the lead, it really is entirely up to you.  Our team works collaboratively with you to incorporate your preferences and vision, ensuring a truly customised and personalised home/space.

What happens if I have no idea of what my style is?

Leave it to us, and let Rachael guide you towards the ideal solution for your property. Rachael has a wonderful vision for interpreting the best style suited for homes undergoing renovation. How do you manage the approval and permit process for builds?

Can you work with my existing budget?

With our extensive experience, we can readily evaluate whether your budget aligns with the scope of your work. If we believe that your maximum budget may fall short of the required extent, we commit to honesty, providing transparent insights into what is realistic in today's building climate. For new builds, we operate on a fixed-price contract, while for renovations, our projects generally follow a 'cost plus' basis.

What is your policy on project changes or alterations during the process?

Typically, we work closely with our clients to address all the intricate details before finalising the construction drawings. This proactive approach helps ensure that all aspects of the project, including design preferences, materials, and specifications, are thoroughly discussed and agreed upon beforehand. By hashing out these nitty-gritty details in advance, we aim to minimise the likelihood of significant changes during the final construction phase, promoting a smoother and more efficient building process. We are open to accommodating reasonable modifications to the initial plan, however, it's essential to note that any changes may impact the timeline and cost of the project.

How do I maintain communication with your team during the project?

We suggest keeping all our communications in a WhatsApp group chat that we'll create and share with you once the project begins. This will help us keep all the updates and discussions in one easy-to-access place, ensuring everyone stays on the same page throughout the project.
